Kennesaw Life – Who Are We?
Kennesaw Life Real Estate is led by Rich Spaulding, a trusted REALTOR, committed to client satisfaction. Our business operations are guided by Christian principles. Rich is a Kennesaw resident, who chose the town as his home after thorough research.
If you’ve previously worked with REALTORS, you may have felt pressured into decisions that troubled your conscience. We want you to heed your intuition and be thrilled with the outcome of our partnership. Here’s an introduction to Kennesaw Life Real Estate and the benefits of letting us serve you.
Before Rich moved to Kennesaw from Florida, he scouted the area for two months, investigating cities that met his wish list. If you have children, you probably share his “must-haves” for a home.
Rich sought a house in a neighborhood with a reputable school district, low crime rate, and convenient amenities. He needed proximity to Atlanta for a reasonable commute. The cost of living had to be affordable. He wanted his kids to feel welcome and safe in the community.
In addition to Kennesaw, Rich assessed the towns of Alpharetta, Cumming, Peachtree City, Roswell, and Woodstock. Kennesaw outshone them all. Now, having lived here for several years, Rich is highly involved in the community. While running a real estate business, Rich attends North Metro church, is a member of Brookstone Country Club, and member of the Kennesaw Business Association.
Rich thrives on the quest to find the perfect housing for clients. This motivation has given him extensive real estate experience. After earning a bachelor’s degree focused on marketing, he founded and ran an e-commerce business. He was also Vice President for an online marketing firm.
Currently, our company features properties in 134 neighborhoods and subdivisions in the Kennesaw area. Our inventory of listings includes newly built homes.
Since Rich is both a REALTOR and investor, he’s well-versed in the flipping process. Rich knows the precepts of successful investing and is eager to employ them for your benefit.
As a follower of Jesus Christ, Rich regards people with utmost respect. He’s also honest, compassionate, and humble. Working with Rich, you’ll notice that he lives by Christian beliefs. Biblical scriptures direct his actions, both personally and professionally:
- treating people as he wishes to be treated (Luke 6:31)
- being genuine (Romans 12:9)
- honoring people as created in the likeness of God (2 Corinthians 3:15-18)
- loving his neighbors (Mark 12:31)
- exemplifying virtues, such as patience, kindness, and perseverance (1 Corinthians 13:4-8)
- highly valuing people (Philippians 2:3)
- having integrity (Titus 2:7)
- being respectful (1 Peter 2:17)
- wanting the best for others (1 Corinthians 10:33)
- going the extra mile (Matthew 5:41)
National Association of Realtors Member
Rich is a realtor, more qualified than a real estate agent. To achieve the title of “realtor,” an agent must apply for membership with the National Association of Realtors (NAR). Rich remains in good standing, with an exemplary record and reputation.
Membership signifies that Rich is licensed to buy and sell real estate and adheres to the NAR Code of Ethics. He also receives ongoing training on industry standards. The Code stipulates ethical behaviors that realtors must demonstrate in their business dealings.
The Code of Ethics mirrors the Golden Rule of Jesus Christ. Coined in business as the “ethic of reciprocity,” the Code requires realtors to treat clients as they wish to be treated. Specifically, they must regard customers and other realtors with consideration, compassion, and goodwill. Realtors must also cooperate with each other, in the best interests of their clients.
As a NAR member, Rich has sworn to treat all parties in business dealings with honesty and fairness. He’s pledged to put client concerns before his own. The Code of Ethics contains 17 rules. Here are some that directly affect you:
- NAR members cannot discriminate against people on the basis of race, religion, ethnicity, national origin, gender, familial status, disability, or sexual orientation.
- Realtors cannot hide, exaggerate, or misrepresent facts related to business transactions.
- NAR members must be completely honest in their marketing and advertising.
- All contract details must be clearly documented, with all parties receiving copies.
Rich’s affiliation with NAR reflects his dedication to client service.
Rich is also certified in Short Sales and Foreclosure Resource (SFR), a course conducted by NAR. Certification qualifies him to competently handle foreclosures and short sales. In case these terms are unfamiliar, here’s an explanation.
A foreclosure is the return of property to a bank when a borrower is unable to make their mortgage payments. A short sale is when a bank accepts less than the amount owed on a mortgage, rather than making a foreclosure. Banks choose this option when they believe they’ll net more profit on a short sale than a future resale. Consequently, a homeowner can sell their house for less than they owe a bank.
Successfully handling foreclosures and short sales require considerable skill. These are complex procedures. By taking the SFR certification course, Rich has acquired detailed knowledge of these real estate transactions.
Rich is adept at preparing sellers for short sales, developing sale packages, and negotiating with lenders. He’s well-versed in helping buyers obtain foreclosed and short sale properties. He has the insight to know when clients need the advice of legal, tax, and finance professionals and have the connections to make referrals.
If you aim to relocate a family, you can search our website by the school district. If you want to buy a home, we’ll escort you on tours of open houses and private appointments. Do you wish to sell your home? If so, we’ll schedule your showings, safeguard your interests during negotiations, orchestrate all documentation, and hold your hand through closing, free of charge.
If you need a rental, we have plenty of houses for you to view. Our Rent to Own Program facilitates homeownership. After applying for this service, you rent a property with the option of buying it. Rich will show you houses within your rental budget, toward making a future purchase.
Then, an affiliate investor buys the house and leases it to you for a minimum of one year. You can rent the home for up to five years or buy it at any point during this period. After one year, you’re under no obligation to continue leasing or making a purchase. When the lease ends, you receive a refund of the security deposit.
By now, you recognize several factors that distinguish us from other real estate agencies. We gladly assist investors in flipping properties. We welcome renters, without charging a finder’s fee.
Working with Rich, you’re guaranteed prompt responses to phone calls and emails. Since superior service is his priority, Rich limits the number of clients with whom he works during a given month. However, if he’s not available and you’re pressed for time, he’ll refer you to another trustworthy realtor.
It’s obvious that Rich is a Christian. His joy in knowing the Lord is evident, and his love for God pervades his actions. You’ll be working with an upstanding realtor, who has your best interests at heart.
Rich wants house hunting to be equally fun for you! He understands the tension involved in both buying and selling and wants you to be at ease. He’s your “personal shopper,” guiding, advising, and keeping you informed at every step. When it comes to negotiating contract terms, he’ll minimize the stress of this process.
